Thinking About Selling Your Denver Home? Start Here

You do not need to have everything figured out before calling a Realtor. Here are the first steps to take when you are thinking about selling a home in Denver or along the Colorado Front Range.

I recently made a Reel joking about the easiest way to successfully kidnap me.

Just send me a text that says:

“We’re thinking about selling our house, but we don’t know where to start.”

I’ll be there.

Jokes aside, that message is actually one I love getting because you do not need to have your entire home sale planned before talking to a Realtor.

In fact, if you are considering selling a home in Denver or along the Colorado Front Range, one of the best times to start the conversation is before you’ve made all the decisions.

You do not need to know exactly when you want to list.

You do not need to renovate the kitchen first.

You do not need to know what your home is worth.

And you definitely do not need to spend a bunch of money getting your house “market ready” before asking for advice.

That is what the first conversation is for.

What Is the First Step to Selling a House?

The first step is understanding where you are now and what you want the sale to accomplish.

Before worrying about photos, showings, open houses, or listing dates, I want to know why you’re considering selling.

Are you moving somewhere else in Colorado?

Relocating out of state?

Buying another home?

Downsizing?

Looking for more space?

Trying to figure out whether selling even makes financial sense right now?

Those answers help determine what the selling process should look like.

Your first step does not have to be putting a sign in the yard. It can simply be gathering enough information to make a good decision.

How Much Is Your Denver Home Worth?

Naturally, this is one of the first questions most sellers ask.

Online home estimates can give you a rough starting point, but pricing a home for the market involves more than looking at an automated estimate.

I look at factors such as recent comparable sales, current competition, location, condition, updates, lot characteristics, layout, buyer demand, and what is happening in your specific part of the Denver metro area.

Two homes that look similar on paper can perform very differently depending on those details.

The goal is not simply to come up with the highest possible number.

The goal is to understand where your home fits in the current market and what pricing strategy gives you the best position when you decide to sell.

Do You Need to Renovate Before Selling?

Not necessarily.

This is one of the biggest reasons I recommend talking to a Realtor before starting a long list of home projects.

Some improvements may make sense before listing. Others might cost thousands of dollars without meaningfully changing what buyers are willing to pay.

Before you start replacing countertops, repainting every room, buying new appliances, or tackling a major renovation, let’s look at your specific home.

Sometimes the best pre-listing plan is surprisingly simple.

It might mean fresh paint in a few areas, decluttering, professional cleaning, minor repairs, landscaping, staging, or simply presenting the home well through professional photography and video.

The right preparation depends on the property.

How Far in Advance Should You Talk to a Realtor Before Selling?

You do not have to wait until you are ready to list next week.

Talking to a Realtor a few weeks or even months before you plan to sell can give you time to make decisions without feeling rushed.

That early conversation can help answer questions like:

What should I fix before selling?

What should I leave alone?

What could my home realistically sell for?

How long could the selling process take?

What will it cost to sell my home?

What happens if I need to buy another home at the same time?

When would it make sense to put my house on the market?

Even if you ultimately decide that now is not the right time to sell, you will have better information to work with.

What Does a Listing Agent Actually Do?

Putting a home in the MLS is only one small part of selling a property.

A full-service listing strategy can include preparing and positioning the property, researching comparable homes, developing a pricing strategy, coordinating professional photography and video, creating marketing materials, promoting the property, communicating with buyers and agents, coordinating showings, reviewing offers, negotiating terms, managing deadlines, and helping navigate the transaction through closing.

The exact strategy should also change depending on the home.

A downtown Denver condo should not necessarily be marketed the same way as a property in the suburbs, a luxury home, a mountain-view property, or a home on a large lot.

Understanding the property and the local market matters.

Why Does Local Front Range Experience Matter?

The Colorado Front Range is not one single real estate market.

Denver, Lakewood, Arvada, Golden, Littleton, Castle Rock, Erie, Boulder County, and the communities in between can have different buyers, inventory, price points, property types, and neighborhood considerations.

Even within Denver, conditions can vary from one neighborhood and price range to another.

That is why local knowledge goes beyond knowing where a city is on a map.

It means understanding how buyers look at different communities, what features matter in a particular area, how your home compares with nearby competition, and how to position the property accordingly.

As a fifth-generation Colorado native with more than 15 years in real estate, that local perspective is a big part of how I approach selling homes across the Denver metro area and Colorado Front Range.

What Should You Ask a Realtor Before Listing Your Home?

Your first meeting does not need to feel like a sales pitch.

Use it to get answers.

Ask how the agent would price your home and why. Ask what they would recommend doing before listing. Ask what professional marketing is included. Ask how they communicate with sellers. Ask what costs you should anticipate. Ask what the process looks like from preparation through closing.

Most importantly, make sure you understand the strategy behind the recommendations.

Selling your home is a major financial decision. You should feel comfortable asking questions before you make it.

You Do Not Have to Be Ready to Sell Yet

This might be the most important part.

You can call me when you’re ready to sell.

But you can also call me when you’re thinking about selling.

You can call when you’re six months away and wondering what projects to tackle.

You can call when you’re trying to decide whether moving makes financial sense.

You can even call when your entire plan consists of:

“Kayla, I think we might want to move. What do we do?”

That is enough to start.

If you’re thinking about selling a home in Denver or anywhere along the Colorado Front Range, text me and we can figure out what the next step looks like for your specific home.
